Terms & scope of service

World of Percy LLC, doing business as “Sitewitness” (“Sitewitness”, “we”), and its local operating subsidiaries. Last updated 30 September 2026.

1. What Sitewitness is

Sitewitness is software that lets a property owner (“Owner”) receive photos and videos of their property from people they invite (“Reporters”), and that checks where, when and how each photo was taken (“Verification”). Reporters are chosen by the Owner. They are not employed, engaged, vetted or paid by Sitewitness.

Sitewitness verification checks where, when and how these photos were taken, and whether they were altered or used before. Automated checks can be fooled and can flag genuine photos. Verification is not a guarantee of title, boundaries, construction quality or value. Before paying money or signing any agreement, consult a licensed professional in the property's jurisdiction.

5. Automated analysis

We use software, including AI models in our Premium “auto-checks”, to read documents, describe photos, compare visits and estimate construction progress. Location, device, timing and reuse checks are rules you can read; AI observations are labelled as such. Machine translations are not certified translations.

6. Cross-customer matching

To detect properties sold more than once, we compare plot references, locations and document fingerprints across all customers. If your property matches another customer's, both of you are told that a match exists. We never disclose the other customer's identity or documents without their consent or a legal requirement.

7. Liability

To the extent permitted by law, our aggregate liability is limited to the subscription and land-check fees you paid in the 12 months before the claim, and we are not liable for indirect or consequential loss, including money paid to sellers, agents or contractors. Nothing in these terms limits liability that cannot be limited under the consumer law that applies to you.

8. Subscriptions and land checks

Premium and Pro renew monthly or yearly until cancelled. Cancel any time; you keep your plan to the end of the paid period, then move to Free. If you switch plans, the difference is prorated. Enterprise is governed by its own written agreement. Reporters and viewers never pay.

Land checks (charting, root of title search and the full land check) are carried out by independent licensed professionals in the country of the property: a surveyor registered with the Surveyors Council of Nigeria for charting, and a lawyer called to the Nigerian Bar for root of title. We arrange the work, pay the professional and deliver their signed report to you in the app. The report is that professional's opinion on the official records searched on the date of the search; it is not a guarantee of title by World of Percy LLC, and records held by registries can be incomplete or wrong. You must supply the documents we ask for. If the search cannot be completed, you get a full refund; once a report has been delivered, the fee is not refundable. Typical turnaround times are estimates, not promises.

9. Privacy

We process your data as controller under the laws that apply to you and to the property, including the EU/UK GDPR, the Nigeria Data Protection Act 2023, Ghana's Data Protection Act 2012 (Act 843) and Jamaica's Data Protection Act 2020. Photos, videos and GPS tracks are stored encrypted and retained while your account is active, then for up to 2 years for dispute purposes unless you ask us to delete them sooner. ID checks are run by Stripe Identity, which processes the ID document and selfie (including biometric data) under its own privacy policy. Sitewitness receives only the result (verified or not), never the images. Reporters see the property's location, boundary and requests, never your documents, seller details or billing.

10. Governing law

These terms are governed by the laws of the State in which World of Percy LLC is organized, without prejudice to mandatory consumer protections in your country of residence. Disputes will first go to good-faith negotiation for 30 days, then to arbitration under the ICDR rules, seated in New York, except small claims.
