NEMZIO Land
- What is NEMZIO Land?Coming soon: survey and title checks before you pay for land, by registered professionals. A surveyor checks the land at the state survey office and a lawyer traces the title at the land registry, and they sign their own reports. Ordering opens once our partner surveyors and lawyers are confirmed; you can join the list.
- Which land checks are available, and what do they cost?Three checks are planned: Charting (survey search) ($179), Root of title search ($449), Full land check ($549). Watch and Record members get 15% off. They can't be ordered yet; you can join the list.
- Where are land checks available?Land checks are coming soon: they open once our partner surveyors and lawyers are confirmed, starting with Port Harcourt (Rivers State), then Lagos and Abuja. You can join the list from the property's page, and we'll email you when they open.
- Does NEMZIO Land replace a lawyer?No. The root of title search is done by a lawyer called to the Nigerian Bar, who signs the report. For advice on your purchase or a contract, you still need your own lawyer.
- Does NEMZIO Land replace a surveyor?No: the charting search is done by a registered surveyor (SURCON), who signs the report. For setting out or confirming boundaries on the ground, you still need a surveyor's own work.
- How long do land checks take?Land checks are coming soon. Once they open, typical times will be: Charting (survey search) 5–10 working days; Root of title search 2–4 weeks; Full land check 2–4 weeks. These are estimates, not promises.
- What documents do I need for a land check?Charting (survey search): a clear copy of the survey plan (upload it under documents). Root of title search: copies of the title documents you were given (deed, c of o, receipts); the seller's name. Full land check: survey plan; title documents and the seller's name.
- What if a land check can't be done?If the search can't be completed, for example because documents are unreadable or the registry has no record, we'll refund you under our refund policy.
- How do I request a WhatsApp call?Choose "Request a WhatsApp call" on the NEMZIO Land pages, your order or Support. Pick what it's about and a time that suits you; the times are shown in your own time zone. You don't need a call to order a land check.
- How do I change or cancel a call I booked?Open Support → Calls with NEMZIO (or the link in your confirmation), choose the call, then "Change the time" or "Cancel the call". You can do this until shortly before the call.
- How do WhatsApp calls with NEMZIO work?At the time you booked, a member of the NEMZIO team calls you on WhatsApp (or by phone if you chose that). If you don't answer, we send one message so you can choose another time; we don't keep calling.
- Where can I find what was agreed on a call?Open Support → Calls with NEMZIO. Each call shows the date, how we called, what it was about, a summary, and anything you or we agreed to do. Calls about an order also appear in that order's history.
Professional reports
- What is a professional report?A report written and signed by an independent licensed professional, such as a surveyor or a lawyer, after a land check. It's their opinion on the official records they searched, on that date.
- Who carries out land checks?Independent licensed professionals in the property's country: a surveyor registered with the Surveyors Council of Nigeria for charting, and a lawyer called to the Nigerian Bar for root of title.
What a record can't establish
- Can NEMZIO prove legal land ownership?No. A NEMZIO property record does not establish legal ownership or legal title. Land and professional services are separate from the capture record.
- What can't a NEMZIO record establish?Legal title or ownership, legal boundaries, construction quality, safety or value. A record is evidence about what was captured at the property, where and when.
- Is NEMZIO legal advice?No. NEMZIO provides evidence and arranges professional checks; it doesn't give legal, surveying, engineering or valuation advice.
- Can I use a NEMZIO record in a dispute?A record shows what was captured, where and when, and whether it has changed since it was shared. Whether and how it can be used in a dispute is a question for your lawyer.
